How it works
- Usable equity — What you could actually access: value at 80% LVR, less the debt against it.
- Itemised cash-flow — Rent in; loan, rates, insurance, management and maintenance out. The true weekly out-of-pocket, not a guess.
- Yield and LVR — Gross yield and loan-to-value per property and across the whole portfolio.
- A forecast, not a snapshot — Year by year to your Freedom Year: where each property’s value, debt and cash-flow are heading.
- Offsets and linked loans — Loans link to the property they are secured against, and offset balances count where they should.
Common questions
What is usable equity?
Usable equity is the portion of your property equity a lender would typically let you access: commonly 80% of the property’s value less the debt secured against it. It is the number that decides whether a deposit for the next purchase already exists.
Does Compound show negative gearing?
Compound shows the actual cash position — rent received against every holding cost, giving the weekly amount the property costs or pays you. It is a factual cash-flow summary of your own figures, not tax advice.
Can I track properties I live in as well as investments?
Yes. Your home, investment properties and any property held through a trust, company or SMSF can all be tracked, with the analysis applied to the ones you hold as investments.
